Monthly Vivante Review – 1st August, 2025.

The single pending listing that closed in June, 8942 (2,338sf, sold for $450,000 or $192psf) came back on the market in July at $699,000 ($299psf); so someone is looking to make a quick turn. There was one other new listing, 8823 (1,595sf, priced at $415,000 or $260psf). There were 2 pendings in July, 99310 (1,485sf, listed at $239,000) actually closed for $239,000 ($121psf) on 31st July and the other, 99315 (1,698sf, listed at $200,000) sold for $180,000 ($106psf) and closed on 1st August. So, there are no pendings today, 2nd August. Maybe we’ll see more of this kind of bottom-fishing activity as prices continue to fall. The number of active listings fell by 6, as a result of more actives being withdrawn or expired than new entries. There are now 21 active listings (-6) priced between $151psf and $336psf. There have been 16 price reductions across today’s listings.
