There was a single closing in October, 8723 (2,338sf) sold for $450,000 ($192psf) which bounces 12% from the recent low price for a Bella Harbour unit. There have now been ten sales over the trailing twelve months, none of which raised more than $200psf. There were three new listings in October; 9534 (1,485sf) is priced at $225,000 ($152psf), 98412 (1,698sf) is listed for $350,000 ($183psf) and 8845 (2,538sf) is listed at $565,000 ($223psf). There is one pending listing, 99312 (1,915sf), priced at $289,000 ($151psf); it’s slated to close on 20th November.
At Q3/25’s end, condominiums’ and townhomes’ average sales prices were down 3.0% (year on year) and the discount, sold to list, was down 2.2% at 92%. New listings were down 9.8% to 35,034 units. Inventory rose 10.3% to 66,341 units, which represents a 9.1 months of supply.
