Vivante – it is a very special place. I have lived here since July 2009 and have enjoyed every moment, even through Irma in 2017! Built to high standards, Vivante weathers the storms extremely well. Someone said to me, “it’s build like a fortress”. Vivante is beautiful and strong.

Hurricane Ian – I was in England in September 2022 when Vivante was affected by Hurricane Ian, an enormous cat: 5 storm; there has been damage to the buildings, roofs and landscaping and several units have suffered water infiltration resulting in flooring and some drywall being removed. The clubhouse, pools and tennis courts too. We are on the way to full recovery; early on we had hundreds of industrial scale dehumidifiers and air scrubbers working constantly inside, and substantial heavy waste removal and initial repair outside. Progress is already noticeable. Our buildings have been totally re-roofed with aluminium in a colour to match the old tiles. Our board, its committees, the management company’s onsite staff and numerous external advisers and labourers have all worked extraordinarily hard and all the necessary recovery measures have been in process since day two. We also funded two special assessments, the first at the end of January 2023 and a second in early 2024. Yes, we still have a long way to go, but Vivante will come out of this in a better, more beautiful and effectively in a younger shape, and will stand strong again in all of SW Florida.

I have closed approximately 55 deals for both buyers and sellers within the community – Vivante is my specialty, my concentration is absolute. I know what’s going on, who’s who, the floor plans, the programmes, the clubhouse, tennis courts and the pools. Vivante recovered from the economic debacle of the mid 2000s into a financially sound single condominium association. Several years ago, we managed to reduce our gas bills by drilling a geo-thermal well to keep our pools at a constant temperature; and most recently, we purchased all the land east of North Marion Court from the house at the end of Colony Point Drive to our maintenance building.

The beautiful gated community of Vivante, with all its amenities, beckons you. The condos are prime in every way, with 10 foot high ceilings and well appointed kitchens and bathrooms, often with granite counter tops and solid wood cabinets. In some floor plans, both bedroom suites access the lanai where the view can be stunning, looking east over the canal, Vivante Lake and Punta Gorda, or west over Charlotte Harbor. The bedrooms have large walk-in closets and fully equipped en suite bathrooms so you and your guests can enjoy complete separation and privacy. You can watch the sunrise with your morning coffee or the sunset with your favourite beverage and good friends – you might have to remind them to leave! If they don’t want to go, send them to me and I’ll find them a Vivante condo of their own!

You will not believe how spacious Vivante’s condos really are! Each one has either a deeded garage (Boca Lago) or a deeded parking space and storage in the carport underneath the building (Bella Lago). You may lease your condo the day you purchase it if you so wish, but for no less than three months and no more than 4 times a year. Prospective tenants must complete and submit an application form, background enquiry release and pay a fee of $100 per married couple ($100 per person otherwise) to the Vivante COA. Tenants must abide by all COA Regulations.

Our landscaping is typically tropical with palms, Hibiscus, Royal Poinciana and plenty of grassy areas. There are two pools, one hot tub, six tennis courts, a cabana with gas grills, two outside fireplaces and a superb clubhouse with full entertaining facilities. On the ground floor of the clubhouse, there are lounge, TV, card, billiards and craft rooms, a library and wifi media centre and our management team’s offices. On the upper floor, you’ll find the spa (with professional services), fitness facilities and locker rooms with sauna and steam rooms — the fitness room overlooks the infinity-edge pool and lake.

Vivante is 3 miles from beautiful, historic Punta Gorda and Tamiami Trail, 7 from I75, a couple of hours from Naples and Sarasota and 3 hours from the Mouse. Far enough from all that noise to be tranquil, yet close enough for all the fun stuff to be quickly accessible.
