There were 2 new active listings in August; 9744 (1,495sf) was priced at $239,000 ($161psf) and 9541 (1,915sf) at $$550,000 ($287psf). There have been 20 price reductions across all of today’s listings. There are no pendings listed currently, so it’s unlikely we’ll see any sales closing in September. The single sale in August, delayed from 28th July, was 99315 (1,698sf), which sold for $180,000. This sale was at the lowest price per square foot ($106psf) we’ve seen since the forced sales in 99 when that building was in a value crisis from defective drywall. That sale alone has materially affected the last sale averages for Boca, falling a huge 14% from $185 to $159 per square foot. At the current rate of sales it will take many months before that comparison disappears out of the system.
